Glencairn revisit plans for Fountainbridge flats

Glencairn properties have gone back to the drawing board with plans for a canalside residential and office development in the Fountainbridge area of Edinburgh with updated detailed proposals for one part of the site.Reducing the scale of previous plans submitted last September, after concerns were raised by neighbours, the latest vision for Gilmore Place offers a mix of 20 apartments together with 2,000sq/ft of commercial space by opening up a disused section of the Union Canal.
ISA Architects have developed both sets of proposals with the latest iteration making provision for a shared amenity space and surface parking in addition to roof gardens with recessed balconies and large format windows.
Glencairn director Daryl Teague said: “The main concerns raised related to the scale, proximity to neighbouring residents and parking. We have reduced the scale of the development, addressed parking queries and assessed daylighting and overshadowing through detailed third-party analysis and reports, none of which is a consideration. The height of the main development is compliant with the two stair cores required to provide access to the roof garden. These stair cores have been designed sympathetically to ensure that they can’t be seen from street level.”
Scott Hobbs Planning, Rankin Fraser Landscape Architecture, Horizon M&E Services and Etive Consulting Engineers are assisting with the project.

Has the site shrunk in size from the orginal plans? Looks like an existing building is now being retained which is a shame because of its low quality design. The first design also benefitted from the additional height too.

#2 - Yeah, the corner building's site was included in the first plan. I don't know the status of it, they're flats but I'm almost certain people live in them. Perhaps couldn't agree a purchase with the owner?
